TO address the shortfall of quality housing units for middle income earners in Lagos mainland, Messrs Tetramanor Nigeria Limited, a Lagos-based real estate development firm, weekend, commissioned 14-unit TM Gardens in the Iponri area of Lagos metropolis.

Specifically, the mini housing estate which comprises town houses, terraces and condominiums built at the cost N600 million, is located at Olaleye New Town, Iponri, Surulere. The project which commenced March 2016, was completed in 15 months.

Speaking at the commissioning ceremony witnessed by stakeholders comprising subscribers, partners, contractors and investors, the managing director and chief executive officer of Tetramanor, Mr. John Beecroft, said the delivery of TM Gardens is in fulfilment of the company’s promise that “We would deliver in one year, we would not compromise our standards for any reasons whatsoever. We will not extort our clients in order to make profit, and we will not sell to our clients housing types we are not willing to live in ourselves”.

Mr. Beecroft used the opportunity to introduce the next project of the company known as TM Meadows which comprises a 45-unit multifamily estate projected to cost over N1.5 billion to be located in Ebute-Metta in the Lagos Mainland. Still at the conceptual stages of design, construction of the project is planned to start the fourth quarter of 2017 and /Q1 2018.

According to Beecroft, “We are still committed to developing more projects on the mainland to reduce the housing shortfall for our target market and we are looking to apply all relevant lessons learnt from our previous projects towards making TM Meadows a huge success as it is part of our continuous improvement culture.

“Despite the current economic challenges, the company hopes to deliver TM Meadows with the usual quality, but at a much lower price ranging between N25m and N45m depending on the type of unit a subscriber wants. TM Gardens has eight units of town houses with four bedrooms all en-suite with the maid’s room, and private backyard with a price tag of N56.7m, two units of maisonette/penthouse which with four bedrooms all en-suite, a study, and penthouse priced at N54.5m, and four units of condominium which with three bedrooms all en-suite, master’s bedroom with walk-in closet, and a large kitchen priced at N36.3m.

Other features of the estate include common area known as bush-bar, a garden for relaxation with a view to fostering community life style. Services provided are security, backup power, treated water supply, landscaping, cleaning of common areas, waste disposal.

The units are fully completed to high standards, tastefully finished with POP ceilings, vitrified and granite tiles, vintage PVC, French windows for soundproofing, high quality kitchen cabinets, wardrobes wardrobes and sanitary fittings.

Some of the subscribers to the project who were elated over the finishing of the housing types, said  they were impressed by what they saw, adding that the residential estate stands out in the environment.
